Selecting Your House Plan – Room Sizes

House plans begin from a single roomed unit to a bedsitter to a 1 bedroomed, 2 bed roomed, 3 bedroomed, to more complex plans as requested by a client.

Single rooms are usually a minimum of 3meters by 3 meters. This size is tied to the size of an average bed, 2meters by 1 meter. They are common among the low-income housing sector for rentals and around Universities and tertiary colleges which will need to house students. These are not described in the current Building Code as residential units however, some councils in Kenya such as Nakuru Municipal council have passed bye-laws allowing for approval of these units.

Bedsitters are much larger; roughly 3meters by 5 meters and include a larger space which fits a small kitchenette and a living area.

One-bed roomed units consist of the living room, kitchen, bedroom and bathroom. They are usually at a minimum of 30 meters squared floor area. These and 2-bedroomed units are very common for rental units.

3 Bed roomed units and above are not common as rental units due to lack of demand. Another easer method of selecting these kinds of house plans is to search for house plans on the internet and then asking your architect to customize the plan to our area Building Code and Kenya Local Authority regulations.

The Kenyan Building Code describes minimum sizes and dimensions of habitable spaces. For bedrooms, the minimum dimensions are 2.5 meters by 2.5 meters. For Kitchens, the dimensions are 2 meters by 2.4 meters.

The minimum floor to ceiling height is described as 2.35meters for a habitable space.

Once all the minimum floor plan dimensions are met, the house plan is approvable by the local authority.

Your architect ensures that the house plan meets all the minimum requirements as set out in the Building Code and from here, you can describe to him any flamboyant shape as you may desire.

Dining Table and Chairs Set

Formal dining rooms, kitchen dinettes, breakfast nooks. Your dining needs and the space allocated to them are vastly different from that of your friends and neighbors. Whether you have a starter apartment, a spacious mansion – or, like most of us, something in between – your dining table and chair set is critical to setting the tone and functionality of your home.

For many of us growing up, our family dining table was the center of the household and was used for not just dining, but homework, game night, as a buffet table, or working on crafts. These days it is common to have multiple tables for these activities, but, if your space is limited, the dining table may serve even more purposes. If this is your first time shopping for a dining table and chair set, think about how it will be used when choosing the right set for your house.

Space is not just the final frontier, it’s the #1 consideration in planning for a dining table and chair set. The common rule of thumb is that dining tables are roughly 30 inches tall, and chair seats need to be roughly 20 inches from the floor to allow enough lap space. A seat width of approximately 22 inches is a comfortable size for most people. Designers like to allow at least 40 inches around your table and chairs to maneuver around other furniture, but perhaps your dining table and chair set will sit snugly in your space. A perfect solution to this would be a table with extensions or drop leafs, which are great for accommodating large and small gatherings. Remember that smaller tables look great when placed against a wall with a nice framed piece of art on the wall above.

Naturally, the composition of your dining room and its furnishings will dictate how elaborate your dining table and chair set can be. Do you prefer arts & crafts or mission decor? Country, rustic or traditional? Maybe your room has a mix of motifs and you want a simpler style for a smooth visual transition.

Counter-height dining room table sets are becoming a very popular choice. Whether you choose a traditional, classic dining set or bistro-style dining room table, counter-height table sets seem to have an inherent ability to put guests at ease.

There’s a reason wood is the most popular choice of material for a dining table and chair set; its naturally beautiful nuances and wide variety of options make wood a classic and durable choice. Glass table tops are easy to clean and dress up or down, and nothing beats the beauty of the reflecting light of a candle on a glass table to set the mood. Stone and marble are attractive and functional choices as table tops for transitional designs and very popular with home chefs.

About seating- There’s no sense in spending four hours making a gourmet meal if the seating at your dining table isn’t comfortable. If you have the luxury of space, choose dining chairs with arms if you want your guests to get cozy after a meal and share conversation long into the night. Armless chairs are great for seating more people or if your space is limited, dining benches, which are increasing in popularity as shoppers go for a more casual dining experience and when families need to accommodate small children who like to move around a lot. Cushions go a long way to creating a mood and adding comfort to your seating arrangement. Color and pattern options online are almost endless and come in a variety of materials that are easy to clean.

Advantages of a Hand Held Multi-tool

A portable hand held multi-tool allows the use of certain working devices compacted in a single device. It includes tools such as wrenches, pliers, screwdrivers and other cutting blades. A hand held multi-tool includes a handle that has a blade and can be rotated between close and open position. The tool implements are compacted in a locked engagement along with a handle by a cantilevered tool lock that is located on the handle. The blade has two locking recesses which are adapted to receive a locking member mounted on a cantilevered blade lock. These can extend along the handle in order for the blade to be secured in both closed and open position. This invention is directed towards the functionality of a knife and other various tools and blades.

A hand held multi-tool has its own great benefits as compared to an individual tool. Multiple individual tools could be very heavy to carry and they need to be secured in large tool kits. They can also be much unorganized which makes it a lot more difficult to find the right tool to accomplish a job. The multi-tool on the other hand is lighter in weight as compared to numerous individual tools. This single apparatus can equate to the functions of certain tools. It is also easy to carry and it can even fit in your pocket. Hand held multi-tools are very useful especially when you are out to travel in a remote location.

Multi-tools are now being offered by so many companies like Leatherman which is the founder of the very first multi-tool. This device comes in various models and with different tools. They also have unique styles and design that suits every preference. Some models have more tools as compared to the others. Most models looks like a knife where all the tools are folded inside, the other models are pliers and some in the form or credit cards. Hunting for a multi-tool can be quite a challenging job. However, there are a lot of stores that offers the best brands. Online shopping is one way of ensuring that you get the best quality of multi-tools.

Multi-tools are great for outdoors adventures. You can have all the tools that you need in a single hand held apparatus that is very handy and practical. It is difficult traveling away from home without anything to help you with simple chores. You can use a multi-tool to prepare food when you are out in woods. You do not need to bring large knives and all other chopping materials. When you brought can goods with you, you can use the multi-tool since it has a can and bottle opener incorporated with it. This can also be used as a self-defense when you are being attacked by wild animals in the woods. In general, a multi-tool is like a survival kit compacted in a single hand held apparatus.

Dry Rot Remediation

Dry rot is a very common problem in the NW because we get so much rain. Moisture and lack of air circulation is all you need for dry rot to appear on wood. Wood rot problems are especially dangerous when rot appears on the wooden structure of the house. Once the fungus starts to grow on your structure, it destroys wood tissues which are responsible for the wooden structure to be firm and solid. Dry rot causes wooden parts of your house to decay, become soft, lose its shape, and loses the ability to withstand weight pressure. This leads to the leaning of the house to one side, dropping of the floor level, sagging in open spans of wood (such as garage door openings), and roof structure deformation. All these signs are warnings to us that something is going on inside the structure of our house and something may be affected by dry rot. The rot problem has to be taken care of right away once it has been determined!

If you notice a sagging corner on your window sill it didn’t appear there over night. If you are able to see rotten particles with your naked eye without taking apart your wall it means that the rot has been inside for quite some time and is in the stage where the rot starts to affect the surfaces that are visible. One sagging corner of the window sill may not just be a simple repair of a small piece of your sill but it might mean that the whole window frame is affected by dry rot and has to be repaired. That’s why it’s very important to fix the damaged areas once you suspect that you have a problem.

Now fixing dry rot damage is not a simple procedure, most of the time dry rot has to do with your structural framing, except when it’s just the exterior siding trim that is rotting. But most cases, dry rot gets to your framing. You have to realize that the part of your wall that is rotting is actually holding the wall itself, so if you will just start taking studs out to replace them with new framing, the whole wall may just collapse. It is the same story with the floor joist system or roofing trusses. So dry rot repairs often require building additional support walls or installing supporting posts to hold the rest of the structure while you are doing the rot repairs to the wall. Things get more complicated when you are dealing with two or three story homes. Then you have more weight pushing on your damaged walls and you need additional support to withstand all that weight. Fixing dry rot requires not just good carpentry skills but also engineering knowledge of weight distribution and support.

One more important thing about dry rot and what’s causing it, that I should mention, is the vapor barrier on the house. Since the vapor barrier is the under-layment that separates your siding and your framing by tacking on the vapor barrier to your wall before installing your siding, it is very important to choose a good quality product that will actually allow your structure to “breathe”. This means that the vapor barrier will let air circulate behind your siding. A very widely used product brand is Tyvek. In my opinion it is the worst choice you can make when choosing your vapor barrier. Tyvek is actually a plastic like product that will withstand moisture pretty good but doesn’t “breathe” very well, so if any moisture will get trapped behind your Tyvek vapor barrier there is almost a 100{7101d2215a6bd446fa679c57b3b56c91409a17080c01dc910257a9924d5d9b54} chance of getting the dry rot fungus on your walls. An even worse situation is with new construction housing.

Since construction in the Pacific NW doesn’t stop for the rainy season, homes are being built under all conditions. So just imagine when Tyvek or other poor performing vapor barriers are installed right on soaking wet plywood, all that moisture has no way to escape. You basically have the conditions for dry rot right from the very beginning. But you will notice dry rot only years later when the rot had caused extensive damage to your structure. So my advise would be to use a rain screen system on your walls, or a high quality vapor barrier such as HydroGap by Benjamin Obdyke. HydroGap has plastic bumps, which makes it an uneven surface that allows air and moisture to travel between those bumps and drain out and away from the building. HydroGap is made of fabric like material that “breathes” better.

Rose Petals – Where to Buy & How Much You’ll Need

Fresh rose petals are a wonderfully romantic touch to any event, especially weddings. Petals are readily available and affordable. There are three types of petals to choose from; fresh, freeze-dried and silk. All three are readily available from local growers, florists, and the internet. Fresh and freeze-dried are both fragrant and cost about the same. The count in a pound of petals and the coverage area will depend on the size and variety of rose, humidity, weather and thickness of spread you want.

Fresh Petals

There are a few disadvantages to using fresh however. Fresh petals will leave stains on carpeting and linens and are not allowed in most churches or carpeted facilities for that reason. Also fresh petals have a very short shelf life which means they must be shipped overnight or next day so the shipping fees may be costly.

Fresh petals are available from florists, nurseries and occasionally from commercial rose growers. Many commercial nurseries and rose growers are wholesale and will sell only to licensed florists and businesses. If you have a nursery or grower in your local area give them a call, you may get lucky, especially if you are willing to go with mixed colors. I have found that a great number of growers are willing to sell petals to the public at a retail price.

Petals purchased directly from a local grower usually come in a 5-gallon bucket and you will have to arrange to pick them up. Most wholesale growers close by 3 in the afternoon and are not open on weekends. You can also check with your local wholesale flower market, some like the San Francisco Flower Market are open to the public for a few hours after the wholesale trade is finished for the day.

Petals ordered online can vary greatly in price. Check several different sites and always pay close attention to the shipping time and charges. You may find a great low price but the shipping and handling may be outrageous.

Freeze-Dried Petals

Freeze-dried petals last considerably longer will not stain linens or carpeting. Another advantage is that they do not require overnight shipping, so fees are normally pretty reasonable. Since they can be delivered well in advance preparation time is not left to the last moment which is very nice for the bride.

The disadvantage to freeze-dried is the petals are not as soft and the colors are not as bright as the fresh. Freeze-dried petals may be “re-hydrated” if you want a softer petal and you have the time. To re-hydrate place the petals in a steamy room for 30-60 minutes or until the petals become soft but still dry to the touch. Check on the petals about every 10-15 minutes and remove when they have reached the desired softness. Never let the petals get wet, any water whatsoever will ruin them and you will find yourself with nothing but a big slimy mess.

Silk Petals

The advantage to silk petals are many. Petals are available at most stores; they last forever; come in any number of colors and need no particular care or storage. You do have to watch the packaging. You may find for decorating projects that require a large amount of petals it is more cost effective to go with fresh or freeze-dried.

Here is a simple guide for how much you will need for tables, walkways and tossing.

Quantity Guide

Pathway – 1 Pound Rose Petals = 900 to 1200 petals = 15 square feet for light spread or 15 inches 12 feet

Rose Petal Pathway – One bag will lightly cover approximately a 3 feet x 10 feet.

Flower Girls – One bag of rose petals can easily fill one large basket or two small baskets.

Bridal Toss – One bag will fill 20-30 petal cones or 30-40 guests if asked to take a handful.

Round Tables – One bag will decorate 5 or 6, 60 inch round tables with a light scatter

Banquet Tables – 200 rose petals for every 3 feet of table runner.

Petal Storage

In a perfect world, you would store petals at 65-80 degrees, with 30-35{7101d2215a6bd446fa679c57b3b56c91409a17080c01dc910257a9924d5d9b54} humidity. For the imperfect world, avoid storing petals in high heat & humidity. Store your fresh petals in a cool, dark place like a bedroom closet or a cool basement until your wedding day. Many places recommend you order at least 3 months in advance to guarantee availability, however last minute orders are often accepted. Shipping is usually overnight and runs about $30 – $40.

You may be tempted to use petals from your own garden but I strongly advise against it unless used as an aisle runner. Roses from your garden may have very tiny bugs about the size …

How To Prepare A Base For A Stone Or Paver Walkway Or Patio

Building a nice place to walk or sit outdoors is a great project to do yourself. There is a lot of satisfaction gained because you see and use it everyday. For that reason it really pays to do a good job on the foundation of your project. You don’t want to wish later on that you had done a better job.

First steps are important. Some people want to just get it done and will bypass important considerations and preparations. So, here are a few situations you need to watch.

Determine where you want your walk or patio. Look for tree roots that will be difficult to remove, but worse, may come right back and disrupt your finished project. See if there is standing water or a low spot that gets runoff across it and will leave dried dirt on your stone. If so, you have to raise your project to accommodate that situation.

Once you have a good site you need to remove the top layers of soil until you get to the depth you have determined is sufficient. How deep is that? You can use a thinner base for a walkway or patio than you can for a driveway or parking area and the calculations are easy.

First, what is the thickness of your stone? You will need 1.5 to 2 inches of material to set your stone into. You can use sand, but I prefer limestone dust – sometimes called limestone screenings. You also need 3 to 4 inches of crushed stone as a base. So add those up and subtract a half-inch for settling.

For example, say your stone is 2.5 inches thick, your dust is 2 inches deep, your crushed gravel is 3 inches deep – that’s 7.5 inches – and subtract your settling figure of a half-inch – now you know you have to dig a minimum of 7 inches deep. It can be deeper if you remove a stone or root, and just fill in with additional crushed stone, but shallower is not good.

Once you have the depth you need, get a tamper and tamp the dirt down so it is very firm. Add your crushed stone, level it with a rake and tamp it. Add the limestone screenings but don’t tamp them yet. Use a screed to level your area and give it a slight tilt for rain runoff. About 1/16th inch per foot will be sufficient and not be noticeable when you walk on it or sit on it with your beverage.

Now you can lay your stones. Once you have them in place and all your adjustments have been made, tamp them down into the limestone dust base. Put a board or piece of plywood down first so you don’t crack or chip the stone.

If you placed the stone tight together you will have to use fine sand to fill the cracks to tie them together. If you have wider spaces, 1/8 inch or more, you can use more of the limestone dust. Using the limestone is preferred so you will have more stable finished project that will last longer.

You will hear people say to use sand so you have good drainage. You really don’t want water getting under your walk or patio though. It freezes in winter and buckles the stone. Water washes away your sand over time. Weeds will grow in the cracks. If you have a poured concrete walk or patio you don’t drill homes in it for drainage. My opinion is to make your project so the water will run off of it and very little actually goes under it. Make your base stiffer and you will have a project that will outlast you.

Good luck on your project and have fun!
